Our inventory condition report contains detailed descriptions of each room and each item in that room from floor coverings to ceilings and a detailed condition description of each item along the way, with 360 photos on the general overviews and further pictures to support any marks/damages, as is described in the description for that item. Everything is included in the report and separately itemised from the front door to the miscellaneous items; all fixtures, fittings, furnishings and decoration. Everything you need to protect your property from damage, cleaning or similar issues. We will also test and record smoke alarms and carbon monoxide detectors (as long as accessible reach), record meter readings (if requested, however most now on smart meters).It is recommended to book our inventory clerk to visit the property from a week prior to the start of the tenancy if the property is empty and ready or at least 48hrs before the tenancy start date.

After the property has been handed over to us when the tenant has checked out and handed keys back, we work our way through the property, detailing its condition in comparison to the ‘inventory and check in’ report when they moved in, taking a new set of pictures of defects or issues plus overview pictures of each room/area; to compile a Check Out Report. We will detail any damage, marks, cleaning or maintenance issues and then return keys back to the landlord or agent.The report is then compiled, which shows the original check-in report (if already compiled by us) with an extra column added to describe conditions at check out next to each item, itemising any defects to fully support any claim that you may have against the tenant’s deposit and stand up to scrutiny if it ended in dispute. We can manage checkouts even if the original inventory and check in was carried out by a letting agent or Landlord and will work from that inventory & condition report.It is recommended to book our inventory clerk to visit the property no later than 48hrs after the termination of the tenancy.

With your instruction we arrange with the tenant to visit the property, either accessed through them or, with their permission, using agents or landlords keys. interim inspections are commonly carried out every 6 -9 months (or at other times if there have been complaints, maintenance work or similar) we inspect the property for general maintenance, housekeeping, and cleanliness, evidence of smoking, pets, subletting or any other misuse of the tenancy. We then compile a brief report and follow a set of compliance questions. You can let us know if there is anything in particular that you would like inspecting.This service is particularly useful for getting on top of untidy or disrespectful tenants and stamping out problems before they get out of hand.
