What is a Building Inspection Report? PRE PURCHASE - TO AUSTRALIAN STANDARDS- AS 4349.1-2007 During a building inspection, the inspector will assess the property to establish structural soundness and notify you of any major maintenance issues or concerns that they can detect visually.You will be given a detailed building inspection report when the inspection once the inspection is finished and payment is received via Credit Card/ EFT , which will include a range of outcomes and photographic images. These are some of them:Observations on the Structure The roofing and roof frame, internal and external walls, doors and window frames, as well as the roofing and roof frame, will be inspected-(*If accessible) . Any patio or pergola spaces, staircases, and balconies are all evaluated on the outside. Retaining walls, outbuildings, fences, and cabinets will be assessed as well, and the results of these observations will be included in the building inspection report. Plumbing and Drainage Some parts of the plumbing system of the property will be checked although the inspector is not a licensed plumber and therefore the comments are visual observations only. A thorough building inspection report will include any found building defects, structural or otherwise.What a pre–purchase Building Inspection Report Won’t Tell You It’s no secret that a building inspection has the potential to save you from costly repairs and structural amendments. While a building inspection report will cover all the bases in terms of electrical, plumbing and structural integrity, there are a few things a basic pre–purchase inspection will not cover. Termite Inspections- ( PLEASE BOOK A PEST INSPECTION + REPORT )   Termites can cause thousands of dollars of damage to a building in a relatively short time. A termite inspection is important, but will not be covered under a standard building inspection. You will need to book a PEST INSPECTION and PEST REPORT to assess for termites and pest concerns, it is highly recommended to ascertain if any termites or damages can be seen visually by the inspector.   Purchasing Decisions   Your building inspection and report will not advise you to purchase or pass on a property. It will contain the relevant information and photographs obtained by the builder visually, for the accessible areas on the day, and give you an overview in order to assess and make an informed decision for yourself based on the areas that the inspector can access. What is a Handover and Practical Completion Inspection Report?  AS 4349.1- 2007A handover inspection is a report for the buyer of a newly constructed house, unit, townhouse, or villa and takes place prior to the buyer taking possession of their new property from the builder and approving final payment, once the building work has been completed.It’s generally the final stage in the construction of a home or unit, and an essential step in the home building process so that buyers can be certain that the work carried out on their new home has been done to the agreed upon standards and properly completed.As an independent party, we work for the buyer to identify any outstanding defects and/or incomplete finishes, making sure the building will meet industry standards. A handover inspection and report highlights in detail any minor defects in quality, omissions, imperfections, as well as general building defects and poor workmanship, following a thorough inspection of all areas of the new property (internal and external).This is an overall report where we are looking to ensure that the property is complete and ready for the new buyer to move in.Unfortunately, we are often called upon to carry out an inspection only to find the property is not finished. As we do not want to waste our time, and or your money, it is important that you are satisfied that the builder and all other tradesman have completely finished before ordering your Handover inspection report. What is a Practical completion report? A final inexpensive inspection to ensure your new building is up to standard. The report will have photographs of every item that requires attention. We check compliance and quality against the specifications that have been agreed with the builder. All our reports are compliant with the BCA and Australian standards. The Report will identify Items which are unfinished (incomplete work), which don’t comply with Australian Standards and the BCA Volume Two, including any minor issuesProblems which need fixing (defective work) Who does it? Registered building consultants who are trained on whether irregular work is a cause for concern. When should a Final Report be prepared? A Final Report should be prepared and reviewed before making final payment to the building contractor. After practical completion, most building contracts include a period of time for an Inspection to be conducted and a Final Report prepared. After which the contract usually allows for a period where the building contractor repairs and completes what is required. In our experience most builders favour a Final Report by an independent party being prepared so they can address problems before you take possession. Why should I have a Final Report prepared? You can move into a new home with confidence that an independent inspector has given an unbiased opinion with a trained eye. New home inspections can save you money on maintenance issues the builder should have rectified in the first place. Which types of properties are inspected? Any new building, renovation or fit-out work.

What is a dilapidation report? AS 4349.1-2007 The purpose of a Dilapidation report is to essentially have a signed document recording the current state of the building and/or surrounding buildings before construction, excavation or demolition works begin. The Dilapidation (or Condition) Report identifies any visible cracks or movement within the property and its surrounds including the driveway, paths, and fences. Photographic evidence of defects are included in the report. This type of report is normally requested by a construction company and or builder prior to substantial works being carried out. A Dilapidation/Condition Report provides the contractor with an independent record of any adjoining property’s condition prior to the commencement of building works. The report may be used by the contractor as evidence if there is any dispute between any property owner claiming that the contractor’s works have resulted in damage to their property. Should I get a dilapidation report? A dilapidation report acts as a legal record for the property owner and contractor, and so can reduce potential issues down the track. Having a clear ‘before’ picture of the state of a property before you begin works can ensure there’s no confusion about the effects of the works, once they’re completed. If you plan to have heavy machinery on or near the site, for example, getting a dilapidation report completed beforehand means that you can’t be held accountable for that crack in your neighbour’s driveway that they’ve never had fixed. Without the report, they could make a claim that it happened during your works, and you could have to pay for the repairs. Of course, you can always take before and after pics yourself, but without a dilapidation report carried out by an independent building inspector, these pictures will not be considered a legal document. By engaging a building consultant to carry out the condition report, you are also getting their experience and knowledge of the industry. Special Purpose Inspection Often defects can appear without explanation. If you have identified an item of concern within your property and would like a second opinion from a suitably licensed and qualified inspector then you should get a special purpose inspection. Our inspectors will inspect the area of concern and provide you with an independent opinion and recommendations as to your next step. Defects may include, but are not limited to: Cracks in walls Subsidence Excessive moisture Ceiling deflection/deformation What should I do next? Depending on your scope of works and where your property is situated in relation to others, you may not be legally required to obtain a dilapidation report. However, we consider them an essential part of any construction project and highly recommend having one done no matter your project to protect yourself from litigious neighbours and unnecessary costs and stress.
