Mid term inspection visits are an extremely important part of the tenancy. This ensures that the property is being looked after and well kept, it will also alert Landlords and Agents of any damage or issues that may need addressing.
Mid Term Inspection can alert both Landlords and Tenants to any potential liabilities that they themselves may be responsible for. By dealing with any such things early on, both parties can take the necessary steps to resolve matters in order to avoid unexpected and costly problems which may become worse during the remainder of the Tenancy.age or issues that may need addressing.
Sally will attend the property looking for any signs of neglect or damage. We will make comments of how we see the tenants are taking care of the property and compile a report in accordance with information found. We will forward this report to you via email the same day.

Apart from the Landlord's Common Law duty of care, the Landlord and Tenant act 1985 requires that the electrical equipment is safe at the start of every tenancy and maintained in a safe condition throughout the tenancy. So maintaining a record of tests will ensure you have evidence of results from a recognised testing method that can be referred to if anything goes wrong.
Sally is fully qualified specialists in Domestic Portable Appliance Testing (PAT). Although PAT testing normally takes place before a tenant moves in to the property, we are happy to carry out these tests after the tenancy has started if needed.
