There are no bathroom facilities. PaymentThe rental space cost $500 for 4 hours. The client has a one (1) hour grace period after the event ends to clean up. After the one (1) hour period, the client (s) will lose the security deposit.A 50% non-refundable initial deposit is due at the time of booking. Payment must be received no later than 7 am eastern the following day to secure the booking slot. This deposit is payable via Zelle, Venmo, PayPal, or CashApp. No cash will be accepted.The final rental cost is due one (1) week prior to the scheduled booking.If the client(s) does not make full payment within the specified time frame, the reservation will be canceled and any payments made are non-refundable.Final payments can be may via Zelle (preferred), Venmo, PayPal, or CashApp.Security Deposit A 25% refundable security deposit of the total event cost must be paid at least 14 days prior to the booking date. If the booking is scheduled within 14 days, this deposit is due immediately. The reservation will be canceled if the security deposit is not received. This deposit does not go towards the final back-of-yard rental cost.This deposit is payable via Zelle, Venmo, PayPal, or CashApp. No cash will be accepted for the security deposit. Security deposit is refundable once the event is over on time all trash and equipment brought on all property are removed. The deposit will be returned no later than 1 (one) week via the original payment method after the event has been held once the property has been inspected for any potential damage from the event.If any damages that exceed the amount of the security deposit shall be the responsibility of the person financially responsible for the event.  ADDITIONAL FEES (if needed):Set-up times outside of event hours are $50 per hour.Equipment/property storage is $50/day if event equipment/property needs to be dropped off outside of the event date. The owner is not responsible for the equipment/property. The client must secure any equipment/property before leaving.If there will be animals such as but not limited to a petting zoo, pony rides, shelter dogs for comfort, etc, the client must pay a non-refundable fee of $200.The Client will lose the security deposit if (but not limited to):Booking is canceled less than 30 days prior to the event start date and time.  See cancellation policy.The rental cost is not paid in full according to the above timeframe.The client does not clean the property and vacates within one (1) hour of the booking end time. For example. If the client books the property from 12:00 pm to 4:00 pm, the client must clean and leave the property no later than 5:00 pm.Client violates any of the property rulesExcess damage. Damages are subject to a lawsuit or court arbitration if over the deposit amount.Property RulesNO WEAPONSPark on lots only. No parking allowed on grassReservations will be canceled immediately if payment is returned due to insufficient funds or other notification from the banking institution.No access to the inside of the house on the property including restroom facilities.No access to the front and side of the yard for the client's event during the booking.Clients may secure Porta-potty for the event. The porta-potty must be on the concrete lot, not on any grass. The client is responsible for porta-potty cost and removal.Parking is available for 4 cars on the lot. Additional parking is available on the street or lot across from the property.No fireworks.A limited amount of tiki torches may be used.No planting or digging.Music is welcome. After 7 pm music must be at a low level.The client(s) must dispose of charcoal properly. Charcoal cannot be left on property.The client must clean and vacate the yard completely within an hour after the booking time ends. Excess trash and damage to property are subject to loss of security deposit and legal action.  Bookings may be rescheduled once up to 2 weeks prior to the booking date. No refunds will be offered if a new date is not available and the client must cancel.Cancellation PolicyAll cancellations or reservation changes must be made by email to KingYardRental@gmail.com. The guest is responsible for verifying that the King Ave property owner has received their cancellation email.Cancellations greater than 30 days from the booking date will be granted a refund minus the non-refundable deposit and security deposit.For cancellations less than 30 days from the booking date, all payments made to-date are non-refundable.The owner is not responsible or liable for injury, loss of life or property, and acts of God. Bookings will not be eligible for refund due to weather of any kind or COVID.
