The Undersigned agrees to the following terms and conditions: Note: Max occupancy for the Clubhouse including back deck is 65 people. One adult per 10 children under 18 must be present at all times. Clubhouse closes at 9:PM 1. Abide by the clean-up policies below.2. To pay any and all costs related to damage and/or mess resulting from the event.3. To not place any directional signs or decorations in the yards around the clubhouse.4. Use of Clubhouse or other facilities is at the the reserving party's risk.5. Association fees must be current for reservation approval.6. I understand and agree that I am solely responsible for any damage to furniture or facilities that may occur during the reservation period and agree to be responsiblefor the cost of any and all repairs.7. Clubhouse cleanup requirements include, without limitation, the following:All Floors and rugs must be swept, mopped, and vacuumed.8. All countertops, cabinets, tables, and chairs must bewiped clean as well as pavilion appliances.9. All ice should be removed.10. All food must be removed.11. All trash bags must be properly sealed and placed inthe designated trash container or taken away.12. Refill trash containers with new garbage bags.13. All restrooms must be properly cleaned, includingemptying the trash, cleaning sinks, mirrors, and floors.14. All furniture must be returned to its original position.15. The Heating/Air Conditioning thermostat must bereturned to the setting indicated. (Code 104)16. All porches and decks must be swept, and trashremoved.17. All doors and windows must be locked.18. Cleanup may not continue until the next day unlessprearranged with Association. 19. That this clubhouse or pavilion reservation Does Not reserve the community pool or Tennis/ Pickle Ball courts. 20. Abide by all clubhouse or pavilion policies and procedures (available on the community website). 21. If replacement key is need there will be a $25 charge. 22. Any member applying to reserve the CHR clubhouse facility for a private event where alcohol will be sold, served, furnished, or consumed must apply for and purchase a special event insurance policy at his or her own expense that includes alcohol liability coverage and a liability policy limit of at least one-million dollars ($1,000,000.00). It is the responsibility of the member applying for and purchasing the foregoing special event insurance policy to make sure that The Communities of Highland Ridge Homeowners Association, Inc. is added to the special event insurance policy as an additional insured and listed on a certificate of insurance/coverage, which must be filed with CHR's management company, ProFormance Management, no later than the last business day before the scheduled event's date. The member applying to reserve any CHR clubhouse facility for a private event must allow sufficient time to apply for and obtain a special event insurance policy with the required coverages, to have The Communities of Highland Ridge Homeowners Association, Inc. added to said policy as an additional insured, and to have the policy and certification of insurance/coverage filed with ProFormance Management’s office. Any member who holds a private event at any CHR clubhouse where alcohol is sold, served, furnished, or consumed but fails to purchase a special event insurance policy with the required coverages will subject himself or herself as well as every resident of his or her household to either suspension of the privilege to use any CHR facility for a period to be determined by a majority vote of the Board of Directors or outright revocation of the privilege.
